Buying an Investment Property

There are a number of ways of achieving this, but one of the more difficult yet most effective is to have thoroughly researched and carefully selected direct property investments. The very best properties to purchase are those where value can be added above and beyond the general movements of the market (see the Adding Value Case Study). Choosing investment real estate firstly depends on an understanding of the outcome you require, your current financial capacities and an understanding of your required future cash flow positions.

Once Beresfords identifies the capacity of an individual and the purpose for purchase, the team prepare your Investment Property Strategy. Property is not a short term investment. It should be noted that with direct property the transactional cost associated are significant. Beresfords take significant time to understand where on a macro level to purchase your investment properties. Is it Victoria, is it New South Wales or, for example would it be better in Queensland?

There is no bias to a geographic area. We want to create investment solutions that we believe will deliver greater value in the long term. Time frame for purchase should be benchmarked on around 4 months, it has in the past taken in excess of 12 months but at the same we have sourced property within 2 weeks of a mandate to buy. Beresfords recommendations are made on the strength of extensive research including access to the industry leading RP Data (Professional Finance version) data base and reports. All properties are inspected by a Beresfords full time Property Buyer before any recommendations are made. When we find value, it will also be recognised by other sophisticated investors. There is a need for an understanding that when a recommendation is made, the property needs to be purchased quickly. Offers are made, subject to due diligence re pest, building survey etc and the necessary documentation is signed to get to the exchange of contracts stage. You then move through to final settlement and the property becomes yours – with a minimum of time and stress on your part.

At this stage the Beresfords buyer advocate agreement has been fulfilled. If you wish Beresfords to oversee the management of your property on an ongoing basis, this can also be arranged.
